Once an offer is accepted, Roots will support a fast and easy closing. At this point, a credit and financial package will be reviewed by the lender, and the lender will make a lending decision.
Assuming a mortgage is very similar to the process of obtaining a new loan with a lender, but often less expensive with lower fees.
Roots is a real estate brokerage, not a lender, and Roots does not make lending decisions. The lender of the mortgage your client wants to assume will run a standard credit and financial package review to determine if they can be approved as a borrower.
Assumption closing costs typically range from 0.5%-1.5%, saving your clients big compared to a new loan, where you can typically expect closing costs up to 6%. Additional fees like appraisals may apply if your client is getting a second mortgage, and the lender will be able to provide a detailed breakdown of those before they commit.

However, the lender's process is different. After your client's offer on a home is accepted, the mortgage lender will conduct a hard credit inquiry for their formal approval, which can impact a credit score.
